Home Maintenance & Property Checks in Phoenix

Home Maintenance

The List, Handled

Most homes don’t break one thing at a time. There’s a running list, and it grows faster than anyone gets round to it. One visit clears the lot — and for properties you’re not living in, a scheduled check catches problems while they’re still small.

One-Visit Lists

Plumbing, electrical, drywall and mounting in a single booking rather than four separate trades.

Scheduled Maintenance

Filters changed, vents cleaned, the routine things that only get noticed once they've failed.

Property Checks

Regular checks on rentals and second homes, with a written checklist after each visit.

Cheaper Than Four Separate Trades

Call a plumber for the faucet, an electrician for the fan, a painter for the patch and a handyman for the TV, and you’ve paid four call-out fees and given up four mornings waiting in. Everything on that list is work one person can do in a single visit.
Send the whole list when you book. It means we arrive with the right tools and enough time set aside, rather than getting halfway through and finding the fifth item needed something we didn’t bring. Eight small jobs is a normal booking for us, not an unusual one.

Rentals, Second Homes and Snowbird Properties

A property you’re not living in is one where problems compound quietly. A slow leak under a rental sink or a failed water heater in a house that’s empty until November costs many times what the same fault would if someone were there to notice it.
We run scheduled inspection visits for both short and long-term rentals, checking the areas that reliably cause trouble, testing smoke detectors and changing filters. For owners who spend part of the year elsewhere, we check the property monthly or bi-monthly and send you the completed checklist after every visit — so you know where things stand without having to wonder.
