Why Your Doors Stopped Closing
Doors here move with the seasons. Valley temperature swings and monsoon humidity shift frames enough that a door hung perfectly in November drags by August, and exterior doors take the worst of it. Most homeowners assume the door has warped when it’s usually the frame or the hinges that have moved.
That matters because it changes the fix. A door that’s dragging on the latch side often just needs the strike plate moved a few millimetres. One sagging at the top corner usually needs the hinge screws driven into something solid rather than the stripped-out holes they’re sitting in. Planing the door is the last resort, not the first, and once you’ve taken material off you can’t put it back.
Replacing a deadbolt is one of the cheapest security upgrades there is, and rekeying rather than replacing is usually an option if the hardware is sound — worth doing on any house you’ve recently bought, since you have no idea how many keys are out there.
Smart locks and keypad entry we install and set up, codes configured before we leave. And while we’re at the door, weather stripping is worth mentioning: in a Phoenix summer, gaps around an exterior door leak cooled air continuously and let dust in every time the wind picks up. It’s a cheap fix with a noticeable difference on both counts.
